McdManagement is a licensed Sydney practice looking after 320 residential investment properties from the Eastern Suburbs to the Inner West. Each of our property managers handles no more than sixty homes - about a third of the industry average. The work runs quietly in the background. The statements arrive on the first of the month. The rent is in the bank.

Original sandstone terrace, sympathetic restoration, courtyard garden.
North-facing apartment with leafy outlook and open-plan living.
Converted warehouse loft, polished concrete, north-east light.
Sixty properties per manager. When we grow, we hire. Industry average sits between 150 and 180.
A written rental range, backed by three recent comparables within one kilometre. We will not inflate a number to win the listing.
Income, expenses, queued items, all on one page, on the first of the month. Itemised. Downloadable. End-of-year ready.
The day notice is given, we re-list. If a property exceeds 21 days vacant, the leasing fee is reduced - written into your management agreement.
We started McdManagement after years inside larger Sydney agencies, watching reasonable properties get treated like file numbers - left vacant for months, statements late, calls unreturned.
The idea, then, was simple. Keep portfolios small enough that property managers know the homes they look after. Write appraisals based on what the market actually pays, not what wins the listing. Send statements that anyone can read without a glossary.
Ten years on, three hundred and twenty properties on the books, we have not departed from those three rules. We do not expect to.
Site visit, condition notes, three comparables sourced. Written range issued within 48 hours.
Management transfer, smoke alarm and pool compliance, owner portal access, photographer briefed.
Professional photography, floor plan, copy. Domain and realestate.com.au within seven days.
Two or three shortlisted applications presented. You decide. Lease, bond, condition report, keys.
Each property is treated as if it were the only one we managed.
Whether you hold one investment property or twelve, the same person remembers it. The undertakings opposite are written into every management agreement we issue.
We switched after two vacant months at a larger agency. McdManagement had a tenant signed in nine days at forty dollars above our previous rent. They reply on the same day, every time. I ought to have moved years ago.
Send the address. We return a written rental range, three comparable lettings, and a short note on anything we would recommend addressing before listing. Two business days, no obligation.
